@Amanda G., thanks :)@Howard L.,1) when you convert your PR into rental, your basis will be FMV( as it is Lower than your basis)  at the date of conversion.2) yes, the work you do after to make it rent ready will be added to the basis of the property and will increase your loss when you sell.3) the commission on sale will also increase your loss.
