When it comes to actual execution, I have to sell those stocks and then pay that towards the escrow.

I am actually doing a flip right now and hard money lender isn't the easiest to give us a loan for the rehab (draws verse pulling all at once, which is normal).

He wanted to ask me tons of questions to see if I was a good fit but wouldn't answer any of my questions when it came down to how much the program costs or what I was actually getting as a member. 

Submitting real offers that you feel confident actually closing on and having a strong sponsor to work with that has a track record will go much further towards you winning deals.In short, you can pursue larger deals right out of the gate if you want to, but generally expect that it'll take you longer to win one and make sure you have the right players on your team so that you're prepared to win them and to close them once you do.

I actually think your company, Drive Home Capital, does have a good track record in the space.

Pensacola is a great market for investing and the number of properties available right now is up so there are actually some on market properties with potential.
