I'm in a bit of a unique situation in that I'm a California resident and can only invest in properties all-cash for religious reasons.I'm not able to use leverage/loans, and I know and accept that investing all cash is not common, but thats the way I do it.

Highly recommend trying to require the agent to provide you all the tenant qualifying info for you to review BEFORE you accept the property with tenants (potentially, nonperforming ones).

I don't advertise on Craigslist and FB marketplace-I rely on word of mouth  so people know before they come to my house they WILL be tested multiple times a week and WILL have to go to AA meetings, do their chores and be a TEAM player with the rest of the house.
