plus I bet a lot of mortgage brokers don't know what all constitutes an event of default.. as there job is to sell mortgages not prosecute foreclosures..however myself being a HML who has had to foreclose many times in many different markets we get schooled out of necessity..

I see no reason for yours to be vacant, either, except your PM doesn't have enough incentive to make getting and keeping your units rented.I'd bet a lot of money that you could keep them rented, if you took over management, and you took the time to understand your market.You simply have to know what tenants are looking for and what they need and/or are willing to pay.The units I rented did not include anything special.

If your unit is in Seattle, I would bet a lunch that you loose on this not being wear n tear if this goes to court.My units are in a similar jurisdiction as Seattle.
