Since they are the same brand I just reuse the bracket which saves time and no need to fill in holes or touch up paint.

If they are willing to do repairs like replace faucets, rod out the sewer line, touch up the paint, etc. that is a huge bonus.

White paint of course is okay and you can always touch up but if it is a large unit likely to attract families I think the wood finish is more forgiving.

Unit turnover isn't free, at bare minimum you'll have it vacant for 2 weeks doing touch-up, showing the property, processing applications, etc. so that's 4% due to vacancy.

I use the midgrade velspar nuetral base with C4 L4 tint added(off white) It is in every rental, If I have to touch up or just repaint 1 wall it blends perfectly.
