I would definitely look into the HVAC system so its not a last second surprise with an inspector telling you the system is bleeding R22 Refrigerant.If you do go that route make sure you get the Energy star savings information to show.

At this point, as I'd just be starting out, the deals would have to be reachable by car, as I'm not at this point looking to trek cross country although in future that could be an option.
