I've enjoyed reading other investor's deal diaries, so I thought I'd document our progress on this house, and would love to get advice from more seasoned investors along the way.Here are the details:Location: Munroe Falls, Oh (suburb of Akron); nice neighborhood with mix of owner occupants and renters (I'm guessing it would be considered a B-class neighborhood)Type: 1500 square foot single family home, 4 bed/2 bath, 2 car detached garagePurchase Price: $77k; seller paying $1.5k closing costsARV: $140k, after approx. $25k in repairs.

First off, I have a BS in Computer Science from NC State and 30 yrs experience working at the same university and the last 15 yrs has been working with ERP systems and Identity Mgmt systems.

They sent me their BBB link but i opened it and they have a B+ rating but not accredited with the BBB.

He says I should have schedule 80 ABS pipe, and what is there now appears to be something less than schedule 40.

I'm looking at a foreclosed SFR in a B to B- area that I am thinking about buying as a rental.  

I see a lot of references to property ratings using A,B,C,D ratings.Is there an official rating system to specify the qualifications between them?

My understanding is that if you have funds available for transaction A-B (hard money, transactional,etc), you would be able to do transaction B-C because you have already purchased the property with the funding source.

I just recently purchased a "B" property in a "C" area, but got it at a "C" price.
