I found Highland Park, University Park are good neighborhoods but they are expensive like bay area. 

Cuyahoga Falls is a half way point between the two universities and one of those cities that everyone wants to live in.

Rental demand is high here due to the proximity to the beach (just two blocks from the ocean), large university close by, the shopping and dining within walking distance, and the history and charm of the area.
