These conditions can be observed by regular visits.If there is concern, talk to plumbers, contractors, etc. to let you know what they see when they visit. 

I cut the standard 10% that I’ve observed on BP in half due to that fact.

It is merely an observation of a point in time and by itself has no meaning.

You absolutely must observe corporate formalities, like separate bank accounts, etc.  

That's a good idea to watch and observe the first time you go.

From what I've observed so far, most don't seem to do the work themselves, just wondering your opinion.
