There's another old saying I like: "poop, or get off the pot."  

Its the tenant on the third floor. there are 2 roommates living up there and one of them uses the stove and completely forgets about it. he will put a pot of pasta on the stove and then fall asleep setting the fire alarm off when all of the water boils out burning the pasta. obviously I should have a conversation with him bringing up the safety concerns but does anyone have any other advice as to what/how to address this problem   

Is a neighbor growing pot and using your electric?

A short-term rental needs to be kept in top shape, and guests break thing, stain sheets, scuff up pots and pans, lose beach towels, etc. etc. etc

Throw a couple pot lights in the bulkhead while you’re at it and make it a less ugly “feature”.

Would the tenant's renters insurance cover illegal activities like pot grows or meth labs that might severally damage the property.  

By net, I mean we only use 60% of the total.(4) Always be wary of people approaching you with big promises.We have found that once they know you have money and are in the market to invest, the conmen and dredges of society will gravitate toward you looking to con you out of your money. 

I have had issues like them asking me to move a sprinkler in the yard, put a bucket under a leak, make the bed because I didn't have time, we will bring a new coffee pot over tomorrow, etc.

Once you pay for the materials, contractors, carrying costs, taxes, etc the net is $15,000.

I am relatively new to investing but it sounds to me that there are too many people trying to stick their hands in your pot.
