Hello BP Community,         I've invested in multifam for a while and completed moderate renovations, but never under a time crunch that a traditional BRRRR strategy would call for.

I am a moderate risk taker and I want to level up my investing by using leverage.

Stabilized and value-add office assets saw mostly small to moderate pricing discounts, while retail and hotels saw moderate to large pricing discounts. 

I would like to have a discussion specifically about some of the aspects of systemic racism I've had to deal with at some point somewhere else, with moderators who might volunteer for the extensive work it will probably need when things get out of control and people fight instead of communicate.

My area it is $6 sf to replace with a moderate lvp.

Personally with my brokerage I focus on vision, leadership, and mentorship and leave the whirling doodads and moderately-useful-tech-gimmicks to the brokers who are also clubbing themselves over the head with split-cuts. 

Shipped prices might be higher.I have been catching a bit of heat from moderators lately, but until I get told to stop helping, I will keep on trucking.
