So the blind is not leading the blind.

Getting your first seller on the phone is exciting, but dont let that excitement blind you from determining if this is a deal or not.

That usually entails replacing carpeting, door casing and trim and window blinds at he minimum. 

Sometimes it seems as if we are too close to the problem we are blind to the obvious solutions.

I wish over the past few years I focused more on real estate and less on my 9 to 5 but good money blinds you at times.I plan to take full advantage of this early growth.

It gave you the status of someone that knew what they were doing and could handle all the required items involved, it was not a case of the blind leading the blind and the other party liked that.

But making blind offers are very few and far between as I expect major repairs.

It's the sort of thing a clerk will blindly tell you without looking at the file.

I'd like to think you'll find the resources we offer on structuring syndications / private offerings to start your own RE investment firm informative as well (pretty sure I'm biased though).The terminology, process, necessary documents and decisions (PPM, Reg D 506 (b vs c), blind bool preferred return, etc. all seem a bit overwhelming at first, but it's pretty straight forward once you understand the basics and get some exposure to the moving parts. 

I'm not planning on going in blind.
