look into condominium reserve studies for some good examples of how to plan your reserves), in my area my insurance goes up about 4% annually and my taxes about 4-5% so I try to put a little buffer in for that as well.

I am an Illinois real estate attorney and I admit I am unfamiliar with Indiana condominium law.However, I believe that a condo owner in any state has the right to request and receive a copy of any document in the possession of the condo association.In Illinois, the condo HOA/Management company has 30 days to deliver a documents I have requested in writing, in Florida I think it's 5 days.But, most HOAs will cooperate with and respond quicker to a lender.It is possible that there was a miscommunication between your lender and the HOA.Perhaps the lender did not put their request in writing and give them your name and unit location.Perhaps the HOA requires that a fee be paid, such as the fees charged for a Condo Questionnaire.Perhaps the HOA requires you to "sign off" on this issue/written signature release.Regardless, you should contact the HOA/management company yourself and ask them why they denied your lender's request.Finally, you may find that the lender also wants their name to show as an additional insured on the Master Policy and if so, this HOA must become much more cooperative.Good luck.
