They can do whatever arrangement they agree on (birddog fees, cash under the table, some weird bottle can return to Michigan for 10 cent refund scam) as long as me and my client are not involved in their dealings, it's not assignable and it's not on the HUD-1 form I don't care what they do.Good Luck,

In the state of Michigan, what market are we currently in?

These properties will be owner occupied and primarily in Michigan.  

The area is up and coming and it looks as if it is set up better to be turned into a commercial property due to all the new stores in area and I do not see any residential homes in a 2 mi radius of the property, there are homes around but they are pretty far apart.

@Brad Swaney   You do not have to pay MI with 20% down payment although you can get 1 unit with15% down payment with MI.
