Hello all, this is my first post here in the forum, i currently live in San Antonio and I'm currently serving in the USAF.

Because the chances of cold calling someone and finding a deal is already pretty insanely slim to none, but those odds get 10x worse when you attempt to call someone who has already gone out of their way to let the world know that they don't want to be called.In fact in many ways an investor calling me is fairly insulting when you stop and analyze the potential reasons this investor thinks I am a motivated seller willing to let my properties go cheaply.  

I'm particularly interested in the cash flow and appreciation potential of the market.What are the key pros and cons of investing in San Antonio from a cash flow perspective?

I live in San Diego and am interested in investing locally to be a little more hands on while I am learning.

I don't know him personally, but I think I met the father in San Fransisco some years back and I do know the business name and that they have been around for a good bit of time.

We are currently located in San Diego but open to moving to the suburbs of Philadelphia.

I live in San Francisco and plan on purchasing it in Los Angeles. 

I can't be the only person that sees how insane and destructive to society that is.My advice?

With interests rates at insane levels (the market I'm looking at seems to be over 10% for investors), a loan would deeply decrease my cash flow.
