@Nicholas WecksteinEveryone has their own criteria they seem to use to label neighborhoods and I’m no different .Here’s a general way I think of the letter coding A - fine hIgh end homes no rentals a great place to raise a family upper IncoMe folks often gated community and most people are driving expensive newer cars B- nice houses with good landscaping.typical suburban famIly homes some rentals here and there no boarded up houses or rift raft walking around You’d raise your family here and feel safe virtually no crime nice cars good blue collar working class C- even split of rentals and home owners some crime older cars some boarded up houses sporadic crime people tend to stay indoors at night youd be sure to lock your house and car here most houses are older and many need repaired D- Lots of dilapidated houses and the ones livable look to need repaired .

Another benefit of selling build to rent vs. retail is that if the units are presold before breaking ground, the buyer (at least in my market) is ultimately funding the build from the start, compared to (retail) the builder funding it out of the gate, covering carrying costs and then having to collect profits at the end and often fronting other money.

@Meaghan SimonichThe different pain points vary from commercial type.Retail- Depending on if it essential, a lot of retailers are begging for rent decreases or can't pay at all right now, and for retailers that do not have a internet presence, it is making it tougher to compete.Self Storage- Keeping the site updated -security, more automated features for tenants (Pay by app/kiosk, automatic gates, maybe more amenities on site (wash station, air hoses, etc.)Industrial- Longer lead time to find good tenant.I wish I could comment more on some of the additional commercial classes, but these are the only ones I have experience with.
