Let me know your scenario  so I could offer options that might fit.

If you downsize the bedroom to a point that buyers can't fit a king size bed with night stands, I would not do it.  

For the other portion, invest how you see fit really.You can try accelerating some purchases that you would normally do next year to be this year, but there's not a ton outside of the normal stuff.

Have your brokers made calls to tenants in the area that they feel might fit well in that space?

If you are going to be a serious investor, use Turbo Tax (choose the version that fits your needs) and play with it making various changes to see how things affect your taxs.
