She *really* wants to move in, but I'm not going to rush anything.What makes this client different is that (a) the two husband and wife are manager and president of a privately-owned business (a medical equipment supplier), and (b) they have been homeowners, and are selling their house and moving into a rental, to be closer to their business (which is about a mile from the house that I'm renting) and because she doesn't want to take care of a yard anymore (I'm including the gardener in my package).

hello,i preatty mutch know what im supposed to do is get a deal put it under otract which i bougt at my local office depot. and then call a buyer and sell it. my question is when i go to the seller with the contract do i sign as the buyer?

Go to Lowes, Home Depot, 84 Lumber etc and ask.I use subs based on time vs money and do the rest myself like Rehab702.

That is all we see here in Minneapolis as most of the houses are 75+ years old.Only issue is if they break the bolts or part of the flange, you will need to go to Home Depot and get an insert that wedges itself inside the pipe and has a new flange attached.
