I did get my real estate in North Carolina during covid but then decided to move and settle in Denver, CO. 

I thought about other states Austin, TX and Denver, CO these states I could find a job in making same income if I choose to move.

My rent numbers and expenses are all based on Denver Rent Cafe data and tax history data.

That was the largest part of my financing but in addition I did end up having to ask my older brother to co-sign for me because the underwriters just could not trust the 1099 contractor status given the volatile industry I was in during 2020.

Many people in your position consider speaking with potential partners and co-signers.The co-op/condo market offers more options within your price range.

As near as I can determine they own no Properties but co-host some and are eager to grow.  

If it's a rental...A DSCR C/O Refinance is an option right now.

However, I am intrigued by the STR market and would like to connect to see if I could add value to someone in their business or help (Co-Host) managing their STR.
