IMHO, it's not time to buy in the Lehigh Valley.Compared to California the prices seem incredible to me, and rents are pretty high.

In California insurance went up a lot even for regular landlord insurance so currently here the difference is not much.Are you asking for more rent from your arbitrage operator than you will ask from a regular tenant?

I do actually plan to move to Houston from California for school but that is not until the near future.

Our current agent is the only agent who has suggested that we try to sell them separately since selling them together didn't appear to work.On the other hand, maybe prospective buyers are waiting to see how much lending rates decline in the next few months and what happens with the Costa-Hawkins proposition on CA ballots this November.  

Hey Lucas, I've been investing in Detroit since 2019 and currently hold 12-doors there.I've done it all... buying with tenants, Section 8, full gut rehabs (to the studs), cosmetic BRRRR's, and I even run an STR there.I live in California currently but lived in Troy from 2017-2022.
