Bottom line is it's a pain in the butt and in some areas you have to escrow money for those items (see the escrow column in attachment below).  

Those two items added $6850 that included labor costs to our renovation costs.

We also provide a welcome basket that gives them items to get through a few days so they don't have to go shopping right when they arrive (2 toilet paper rolls, 1 paper towel roll, small dish soap, small hand soap, 2 dishwasher pods, 2 laundry pods, 3 garbage bags, scrub brush for dishes, a few coffee pods, some sugar packets, etc).

I've been a landlord for 6 years now and never had a run or expensive items like that!!!

Put together your entire order (as much as you can) for your rehab, including the lowes part numbers and item quantities, and give it to your Pro-Desk rep.

The tax form line item description are not always thorough so you usually have to use some discretion and decide whether to include them under “Other Expenses” with an appropriate description. 

Note do not do this for little items, reserve it for large expense items.  

We are furnishing with contract grade quality and amenity heavy (game room/hot tub/murals/new paint/lighting and ALL basics needed to host a 5* stay so all bedding, kitchen items, bathroom items, linen and bedding as well as the labor for trades.

It also states: "The landlord shall inspect the premises and itemize damages against and Inventory Checklist.

Will these items raise the value of the duplex to a future buyer In that neighborhood, that is something to speak with some local real estate brokers about.
