This distinction if of course most important when you need to use cash out proceeds to pay down credit cards used for rehab or keep the ball rolling and re invest for more flips/investments.  

Seems like I am at least in the ball park with my numbers.

Nobody has a crystal ball, but I highly doubt there will be technology sufficient enough in the next 20-50 years to replace a real estate specialist completely.

This only works if they have experience with investors doing rehabs but at least it gives you a ball park figure until you get better at estimating your self.If it is an off market deal then I have a contractor go out immediately. 

If you live in a high demand area it's worth ball parking how much time you spend (say half an hour to change the names on your least and reprint it) and a reasonable rate for your time ($80 an hour or whatever you feel you're worth) and passing that on.

It's a different ball game if 25-30k is playing money.

If I send notes to someone now I ask them how many notes they have bought and what their timing is. 90% of people out there are not real buyers - window shoppers or will throw low ball offers out there.
