We have been investing in that area for the last 7 years and I have talked to a lot of UNT student that live even in the Corinth, Lake Dallas, Cross Roads, Little Elm area.UNT housing authority (can't reca the dept name at the moment) is actually on record as renting out local private housing to supplement its dorms...the net effect of that could be considered close to rent control...a situation that we originally considered but backed off after looking at the economic growth around the campus and true demographic we wanted to target.

Just remember reading a book you purchased from an author who is an investor might have some great ideas in it but they are selling that book and there is a lot of free information out there.

Make sure if it is a corporation that the person signing has full authority to bind the company to the lease and you have it notarized.

Hi,I have a property that I am supposed to close on Monday, but apparently the owner hasn't been paying property taxes on it, and it has been seized by the tax authority to be listed for sales.

Keep it simple.....Find out when is the last time their rent was raised....if it's been over a year.....ask the housing authority in writing about raising it to market rates....then see what they say.....Sect 8 tenants CAN be a source of guaranteed income so don't kick them out arbitrarily .....only to end up with tenants that pay "market rate".....but are constantly late on rent or causing problems....I have Sect 8 tenants and non sect 8 tenants in Ohio and California and my Set. 8 tenants are FAR less "maintenance" than the others.
