Would it make sense to refinance my conventional into a DSCR with my LLC that way I can create a plan for my single member LLC upon my death so that my RE assets are also passed along...Thanks This may be a question you should ask an attorney.

Not an attorney, but working in tax for several years and have seen people do both.

The actual insurance premiums in PA are regulated by the state with some exceptions (most notably approved attorneys).

As far as the legal side goes I would recommend speaking to a real estate attorney in Texas as they will be able to give you the best advice. 

You are asking legal questions and your best bet would be a quick consultation with a knowledgeable real estate attorney in your state.

And also, attorney recommendations appreciated too, as we would not do this without one that is well versed in the space. 

If they have used title companies or attorneys to do the closing, I would also appreciate having them share what fee they paid for this service.

Or talk to an attorney familiar with tax sale in the location you want to do this.
