I would look at it like this...if I pay X amount to put in a pool, and it costs me Y amount to maintain and service that pool, what can I expect to make in additional rent, if anything?

Times are very different right now and debt markets are changing daily so In addition to all the comments mentioned you will also need to meet the net worth requirement so y you will need to bring in a loan guarantor as well as raising the equity.
