In the meantime I’m using a lot of my time reading books, listening to BP podcasts, and analyzing deals.My goal is to find a duplex, triplex, or quad-plex to house hack/ BRRRR my way into saving capital and just to get my feet wet with my first property.MY QUESTION.......If i come across a deal and the numbers seem to work out, should i make an offer even tho i may not have the money ?

We've had a few co-sponsors come from there (to help them get their feet wet), because we can trust that they have a baseline knowledge. 

Hello, 22 year old trying to get my feet wet in REI.

The first deals I did were marginal based on what I’m doing now but you gotta get your feet wet sometime.

-- the water was beading up through the tape even just an hour after the repairman left), we got a good look at the rest of the space around the pipes... and saw the images that I'm attaching below -- at least two more *visible* 'pinhole leaks' on the copper pipes above the kitchen ceiling, and some wet spots, along with what looks like a dark colored mold/mildew.  

Outdoor features include a large BBQ area with wet bar, the Boiler Room is a two-story brick warehouse space that has been converted into a modern gym with state-of-the-art fitness and cardio equipment.

@Anthony Jones I suppose turn key is another way to just get my feet wet.

It was an easier way to get my toes wet and gain some experience.

There are no pre payment penalties associated with my lender.My main goal is obtain rental properties to have consistent cash flow but not sure what direction to take to obtain such properties being that I’m just getting my feet wet.

I work full-time in IT and l'm looking to get my feet wet in "Agent-world" of Real-Estate.
