With Facebook you can kinda checkout the prospective tenant and see if they have tons of pics of them taking shots on the weekends and where they work, etc.

We probably spent around $10,00 staging both units and several very long weekends getting it ready.

If you hold a full-time job and are on the flip nights and weekends, your hold time will stretch out.

Some real estate offices hire part time people to answer the phones on the weekends and transfer calls.

I'm also working on setting up a date to see the house, with Thanksgiving this week it might end up being over the weekend or the beginning of next week.

Based upon weekends & holidays the eviction will be filed with the courts between the 18th-22nd & the court day will be 4-6 weeks thereafter.

Because of the relationships I've built with each of these I've had them out there on weekends, late, no problem dealing with emergencies. 

I may be doing it wrong, but my prices are dynamic, lower during the week, a little higher on the weekends, lower in November, a little higher in December and around the holidays where people take their vacations, etc.
