The other side has a stove and hook ups for washer and dryer, the fridge and oven [no cabinets above]. 

Apparently the owner was approached by a big developer who wanted to buy however she didn't want that deal since all he wanted was her lots.

Can anyone tell me how to manage a vacation rental property (condo) that doesn't have a washer/dryer?

Or like @Rich Weese , you just strategically place your properties around the countr(ies) so you get all the best seasons and everything you like ;)By the way Rich, I traded an old truck of mine that couldn't pass smog for a coin-op washer and dryer on the deal I finished in July of this year.

Garbage disposals are right up there on top of the list of things I do not provide tenants....right along with dishwashers and washer/dryer sets.  

The house meter is for consumption not specific to the individual units...such as exterior lights, power to the washer and dryer, sprinkler system, outside hosebib etc...If existing water lines are behind walls, under slab, it is going to be impossible.Also, if you separate electric but not water, and your water heater is electric, make sure you are not supplying hot water to unit B on a branch of a line powered by unit A's electric.

Furniture - x years, Fridge/Freezer - x years, washer/dryer - x years, etc.  

Is it a few light switches replaced with a dish washer change out?

As mentioned above, keep the brick non painted.I've had good success using bleach and a power washer to brighten up the brick in the past.  

I never noticed the odor before as we weren’t running the water upstairs other than to flush the toilet test run the washer/dryer or spot clean.
