Does anyone know where to look to market to divorce decree, loan modification, and code violation?

This wouldn't be an elaborate shower (pre-formed base, tile sides), would require no structural modifications (same exact footprint as the combo unit), and as mentioned, the work would be done by professionals.

But those steps are vital b/c they filter out 90% of the opportunities out there. 

BTW I have noticed all my modifications get more stringent.

Once we know at what point to contact them for an interview, what are some of the vital questions to ask? 

Just to clarify, the builder owns the entire community, and they have set what their floorplans are and what modifications can and cannot be made.

That is vital in this kind of thing. 

These have been large scale renovations with layout modifications, new electrical, mostly new plumbing, etc as well as a mid higher end finish (quartz counters, marble tile, etc).I'm looking for a benchmark, particularly on timeline.

I am pretty sure the basement work was not permitted because it didn't appear to meet code (low ceiling and multiple questionable electric and gas "modifications").
