I don't worry about a housing crash.

Like I had mentioned, these properties are in distressed areas and got decimated after the crash. 

When the market crashed those "hot properties" that were "affordable" became total liabilities and almost unrentable, while prices in the San Francisco Bay Area dropped maybe 15% in total.

Some stuff is actually still cheaper than it was pre crash.

After 35 years of investing and living through three market and one real estate crash,  I have learned that the key is to stay sufficiently liquid (so you do not have to sell during inevitable downturns) and diversify your assets so that you have eggs in more than one basket. 

I enjoy the adventure of wondering/chasing what the amount will be.Correction/Crash Risk.  

Circumstances of the last market crash forced me to make some drastic property choices to save my self from foreclosure.

I don't think we are going to get a big crash, if anything it will be a small correction. 

If you drive your Investment Vehicle by looking in the rear view mirror (looking at past data), you will crash your Vehicle.

Unfortunately he had an electrical issue ( that engine must not have mags ) but anyone total power failure coming from Truckee one day he was just entering the 45 and of course  could not make the run way.. and landed in the vineyards which cushioned his controlled crash landing.. minor injuries he was lucky.. plane was totaled though..
