@Trevor Lohman - Yeah, the type of home assisted living I am wanting to start does not provide trained medical care such as nurses but individuals that have been certified by Colorado (QMAP) to take care of individuals in need.

Big ticket item here is the cleaning.

Most stay, they're still below market rents.Our maintenance management system has a ticket that either gets satisfied or generates follow up visits to inquire about the lease anytime they're at the property on other business.

Additionally, I'm open to training as an agent while pursuing my degree.

And the owner is paying you not only to enforce common sense rules, but to understand the ADA and the proper & legal way to hande a request for a reasonable accommodation.Most city and county governments have a position called an ADA Liaison (or something to that effect) whose position exists to train local businesses and landlords on ADA requests and what is reasonable / unreasonable as it pertains to accommodations (often the same person that gives training once or twice a year at the local Board of Realtors, so you might even be able to reach out to them for a point of contact).Rather than operating in a vacuum, or taking your advice from a public forum, why not reach out to that person in your jurisdiction and get an opinion straight from the horse's mouth?

Why undertake this without any knowledge or training and jeopardize the livelihood of so many.

@Cameron Davis  If you took the training, NAR-National Assoc. of Recovery Residences, you would be able to screen a sober house operator or start your own. 

If you wanted to work with a developer/builder, I would think with our engineering backgroud, you should be able to be a project manager, forward planning, even acquistions associate, albeit with some training. 

If others want to skip the hard part and invest in crypto or lottery tickets, you'll win by being patient.Hope this helpsGood luck
