So far I have had the boys strip a roof (used contractor to put on the roof) - resulted in boys in landfill jail for not having the cash (I did not know no credit cards) - boys claim there were 7 layers, take down 2 large trees, add 3 sister boards to a garage rafter, build 2 fence segments including an 8’ high fence, add dumpster stops to concrete to prevent fence damage, add privacy screen to a chain link fence (took surprisingly long - hog rings really do not work well), remove and rebuild a privacy partition on to a wall, rehang a gate with better hinges, weed an abandoned yard (unit caught fire in oct and due to Corona work has stopped - slightly wet winter and weeds were 4’ tall), plant a new citrus tree.

Living room or someplace highly visible where a drywall patch, multiple coats of tape/mudd/texture, and paint will be needed: I’d start asking why they can’t just cut the back out of the sink cabinet to do their work because what might be easier for the plumber may take multiple days and trips from a drywaller and painter.

Hi Greg, thanks for the feed back, and yes you are right, now I'm  not a professional landlord, but I've had 2 other properties there one of which I still own one and I also didn't have any problems placing tenants, the principal of the high school there has been living in the one I currently own there for 2 years now, the work being done is pretty much a total remodel kitchen cabinets, bathrooms remodels,replace the sheetroock in one of the bedrooms re-texture the walls, get rid of a gas fireplace, new flooring, painting interior and exterior light fixtures and add a central heat and air and is a 1300 sf 3/2.The people who lived there were just not clean at all and they just didn't care for the property.
