Growth prospects still look strong to me in DFW area. 

If you understand it and have a strong feeling of its value go for it.

I know a lot of investors from the west coast in California and Seattle, WA are investing in the midwest due to the strong cashflow and appreciation.  

With room to enhance its value through upgrades, we saw the opportunity to deliver a strong return while helping revitalize the neighborhood.

Trying to get a genuine perspective from someone that has strongly considered using one or actually used one.

I understand equity and cash-flow are related, but what I mean is that I don't need the cash flow right now as much as I'd like to build a strong portfolio that can cash flow even more later on.I've owned a single-family rental for 4 years, but on mulitple fronts I felt like I've done a poor job self-managing it, so this Fall I picked up the Turners' book on managing rentals and that's what led me here to Bigger Pockets online.

I would strongly suggest considering leaning into the niche of traveling nurses. 

I strongly recommend looking at 3+ bedroom condos.

It depends, we recently had a deal where we got under contract for $26k, We new AS-IS there was a strong possibility to sell it on market for $95-100k.

Is there farmland in New Jersey, Pennsylvania or surrounding states where I could invest on the land for a good price and expect strong appreciation on it in another 10 years?
