That's all nice and good in a vacuum... but when the tenant is behind by more than a month's rent, ghosting you, has a four digit back balance, and has done a lot of damage to your property, it puts a strain on that concept in practice.  

If you mess up a little and that's not a big financial strain, you can just chalk that up as "education".
