When you get the feeling in the pit of your stomach "oh no - this one might get away" - you're already in a loosing position.For those reasons, assuming that your fees are the same regardless of whether you list it or not, I would personally lean towards listing it.

Can they stomach laying out whatever sum of money it will be, knowing that even when complete it could still take a while to sell and then longer to close and they don't get a cent until closing day!

I'm going to look at a few last numbers and think of doomsday scenarios to see if I've got the stomach for this as a first buy, maybe check in with the old-house forum as well to see if there may be things I'm not thinking of that I should be.
