Hi Everyone.I have a rental property and my property manager has limited experience with the Nebraska Emergency Rental Assistance organization.

I have onsite management, but I manage reservations and communications remotely (and I have a full time job, so I really need the software to keep me organized, not the other way around, haha!).  

I just submitted my articles of organization to NC a few days ago.

It might make more sense to own the property and lease it out to an organization that does it and you could do a percentage lease rather than a flat monthly fee.It isn't for me but I'm more of a passive person.

Regarding remote managing, in our 24 years of experience, dealing with hundreds of investors, what we've had to bail DIY Remote Investors out of is mostly Class C properties with some Class B.So, in our opinion, one can remote manage a Class A property fairly easily if you are organized.Class B requires more organization and knowledge, to avoid tenants taking advantage of you.Class C should NOT be done DIY - hire a PMC!
