And there are syndicators out there that have long, strong track records, that spend more time operating than marketing, that aren't selling their guru courses and the syndications are just social proof as to why you should spend $30k on their course.But the flip side of this risk is time.  

Additionally, make a commitment today to at least spend a few hours a day learning about real estate investing.

All that being said, beggars can't be choosers, and when you're going after your first property it's more important to get your foot in the door and learn the business than it is to make a killing on your first unit - i.e. if you have to make a slim margin to get a great case study, that's better than trying to charge 30% for something you've never done before and spending a year trying to convince someone to roll the dice on you.

Spend a few hundred dollars and speak with an attorney.

In order to get the attention you want through online ads (which last I checked Facebook ads require such a wide range for the demographic that it is almost not worth it), you would likely need to spend literally thousands of dollars. 

What you should do just depends on you, what you're spending for the property, how bad do you want it, what other opportunities are there, etc. 

No need to spend a crazy amount on super nice finishes in neighborhoods like this unless you are trying to flip it/sell. 

@Colleen Sutherlandif you're serious my recommendation would be to spend time in person building your network. 

I'm not an active owner in that I use a management company but I spend a good deal of time fixing/improving things myself so I don't have to pay someone else.  

Spending as little time on each door as possible.
