The tips tend to be the darkest and what soak up the tar/nicotine in the air.

The reason is because everything seems to soak into and be absorbed by the grout so the smell keeps coming back.

Have been a long time member of BP and, like you, have been soaking up all the knowledge I can from the wonderful people on this site.  

I just want to know what people think about what i have so far and if you have any suggestions please respond I am a dry sponge let me soak up your knowledge!

Make a friend that is an active property manager for a decent size firm that specializes in Multi-family, Make a lot of new friends, and talk about what you want to do, Soak in as much knowledge as possible before even looking at properties.When I was getting my ice cream truck business together, I had a digital rendering made of what I wanted it to look like before I ever purchased a truck.

(I base this on a house that was soaked with dog pee, kid pee & 20 years of cigarette smoke!)

Prob worth taking a look at to soak up other rental debt but their might be other opinions on this.
