They will probably stick to that for a short period and then go delinquent again, but it's much easier to deal with if they violate a payment plan in most cases and at least you get some of your money back.They might be a professional tenant.

Short-term stay?

It's a good little loophole for a short-term rental of your home, including renting it to your own separate business.

For example, most real estate deals throw off significant depreciation which can provide a very nice short to medium-term tax shielding benefit.

Everything I've purchased personally, including a recent 4-unit purchased last month, has been heavily cashflow negative initially and it usually takes a good amount of work to get it to cashflow or break even within a relatively short period of time....6-12 month approximately.

we invest in non performing mortgages (and do some short term RTL's), and the indicators we look at are our inventory supply and where is the inventory.

I personally have a few SF rentals but would love to get into more of the MF or even possibly short term vacation rentals someday.

If you have deep pockets, I think Austin will eventually reward you, but if you are a newbie in real estate looking to cash flow positive day one or shortly thereafter, Austin is probably not your best bet in TEXAS.  

I'm looking at investing in a short term rental in Jacksonville, my budget is fairly modest though, up to $300k so I'm not looking to do a high-end STR.
