IF he owns the house, make sure someone has told the tenant and that that person or representative of the seller is there to make sure you can get in. tell them to go there before the inspection and open the house for you, let them figure out how.

There are properties where you might get them only at 80% and can still make a ton of money because as you move into higher price points that 20% spread represents a higher dollar figure.
