In some cases, if the ARV is outlandish or the change in value is rapid and extreme (ex: purchasing for $100k last month, appraising for $500k thirty days later), it may need to be supported by a CDA or evidence of repairs/upgrades.

While you aren't going to have investors, i.e. it is very unlikely but not impossible, that people will commit to a deal before you have identified one, you do want to grow your network of possible LPs and nurture them.

Your best bet is to invest in growing areas that are landlord friendly and where you can either connect with or build a good team yourself- realtor, property managment, contractors, etc.
