Here’s my situation: I currently own a home the vacation destination New Smyrna Beach, Florida.

Many cities have implemented CAP's or maximum allowable licensable dwellings used as vacation rentals but some areas allow active STR permits can transfer to new owners upon sale.

But I'm now considering selling that Merced rental and using the equity to buy a San Diego house that I would use as a 2nd home/vacation home & rental.I would rent out a portion of the house & save a space for myself when I visit.

I am always looking at properties (Christmas Day, Easter, July 4th, Birthdays, Weddings, vacations, etc.).

You can arbitrage as long as you have your Vacation lodging services license, but finding an owner to let you Airbnb their property is very hard to come by.  

I love living in a cabin in the mountains as a vacation.

These are great but they are all in the Smokies a traditional vacation market so we are looking to diversify and move into some other markets.We have quite a bit saved up from the cash flow and recent cash out refis.
