I had been saving up and looking for a deal for the past year or so, and this one just kind've fell in my lap as it's two doors down from where I currently live. 

Find the office that has plenty of donuts and coffee and lots of people hanging around bs'ing about last night's game, or how their one-and-only contract fell out and are ready to pounce on any breathing body that comes through the door.  

The thing is, if an appraiser does report an opinion as a single price, no matter where it fell within the $100k to $125k range, it would be "accurate".

Finally when it fell through again, the agent called me and just gave it to me directly......

In 2006 it came back on, there was 1 Open House (we stopped & my wife fell in love right away). 

I then compared them in a spread sheet, eliminated any that fell outside of my criteria and did a walk-thru of the remaining.

So even if you pick a state with stronger protections like WY or NV, the cause of action arose in the state where the tenant fell, so likely that the court where the accident happened would have jurisdiction.

I remember one county pulled up 3 houses to compare to mine.....all had 2 car garages, all were brick, all were pretty nice homes, compared to the foreclosure I bought ....then I showed them my pictures...got it reduced by about 50% and the appraiser just about fell out of his chair....with my evidence.   

Originally wanted to finance traditionally, and when it fell through I asked if we could seller finance and he was willing to!

Visited the town and fell in love.
