Since many, many people never follow through and perform or produce, I don't find it at all surprising that a legitimate dealmaker would want you to have some skin in the game.

The bank can fix this by producing the POA, but if they do not have a reason to do this they won't, so they need to do it when they are trying to sell the property, not in 10 years when I am trying to sell it. 

Or you can produce maple syrup or prove your fruit trees are ag in some way, you can achieve reduced taxes.

@Chris Schoonhoven, Columbus Ohio is a great RE market.Speaking of Hilltop, you need to find the sweet spot, I own duplex there and is one of my favorite, not really in Westgate, but that particular block is nice with home owners who take care of their properties, purchasing price is low, tenants there are low-income working class, I did serious tenants screening, and am very happy with the ones I have, it produce the most profit out of all my investments.

Keep in mind Americans are consumers, not producers.
