From my research online, there haven’t been any recent violations.

Most places have online property search tools that will give you the owner's name and mailing address for free.

Also, asking for exorbitant fees up front to provide a term sheet is not legitimate or ethical practice.

Selling property for top dollar is not as simple as putting it online.

If that's the case and you aren't viewing more properties in person than you are making spreadsheets on, you are destined for analysis paralysis.Spreadsheets can only tell you estimations based on numbers given to you online or by a real estate agent whose job is to sell the property.
