The seller has countered with the following conditions:- Loan to value (LTV): 80%- Earnest money held by seller's recommended property management company- Final inspection within 1 day of closing- Commission paid by to buyer's agent is 2% of final sales price.I'm seeking advice on how to proceed, as I have some concerns:- Why would the seller request an 80% LTV?

Since then we've had two more showings, and a verbal offer over the weekend for $235,000 which then became $215,000 because she's concerned there "might" be mold in the house, although when asked by her agent why she thought that she hasn't given any specific reasons...so not sure what to make of that as the house is completely mold free to my knowledge.

@Oladimeji SonibareThe issue in simplification is this - >Specifically, when it comes to "foreclosure," I’m not as experienced in that area (honestly, I’m more of a Google Ads guy than a Facebook guy).However, the key is to position yourself as the buyer who can purchase quickly, with cash, and without any hassle—essentially the classic approach of a wholesaler or investor.and in that way your in the white when it comes to the 'legal' aspect of it.I wouldn’t claim to solve these deeper issues directly through the ad creative.However, you can address these concerns during a phone conversation if the issue comes up in your screening process with the seller.

I’m fairly new to the self-managing/property management business and certainly new to dealing with section 8 tenants.I have a potential section 8 tenant who has inquired about one of my properties and they are in their opinion “disgusted” with the way the carpet looks however up until this point in my efforts of marketing the property I have not had one complaint concerning the carpet.That being said she has requested to rip out the carpet, in turn to replace the carpet with hardwood floors.

It’s unfortunate so much time was lost determining a use permit was not appropriate and a variance was required but everything that’s transpired since your May 2024 zoning hearing adds up and shouldn’t be viewed as a concern.

For $250 minimums, and only $9mm of GAV, probably not really too much concern.If their platform starts growing exponentially, I would be concerned about their focus to make sure you investments continue performing when they are likely to be very distracted by SEC investigators.

If I HAD to pick one of your 3 options, I'd probably go with option 3 because it's likely the one that you can achieve the quickest... especially if you aren't concerned with cash flow.
