The older properties in Galveston had a lot of detached garages that people have turned into apartments for supplemental income either via STR or LTR renting.

I am leaning towards the NNN lease, with the fact that we would get a substantial, reliable monthly cash flow in rent to supplement our earned income and delay any need to dip into our assets to support our anticipated early, partial retirement. 

She's acquired a few more properties since then and they will continue to be a major supplement to her income when she retires.

@Robert Kough besides marketing as a traditional vacation rental you could also market to corporate travelers/travel nurses, etc. as well to supplement any downtime you may have.

A lot of utility companies offer supplemental policies for delivery and drain lines - you could ask them along with the 3rd party carrier mentioned in the comments above.

Ultimately I have determined that my LTR portfolio will continue to be my bread and butter but we may try to get a STR as a supplement.
