This should be taken as an example of why you cannot normally trust CAP rates provided by third parties - particularly the Vendor's pro forma / memorandum of offering where there will be motivation to provide a rosy picture.CAP rate is only a single metric and like other metrics (GRM, Price per unit, etc), it is insufficient to base a purchase decision upon it.

It has no HOA, was built in the 1970's, is in the $600-700k starter range (I live in OC), and is a place I feel has long-term value. 272 homes here.Since I didn't get list one mailer one back, I have no data, but I do know I had a 4.71% return rate (insufficient address and the like) on list 2, 9.68% rate on list 3 and 1.84% rate on list 4 during the first mailing.

.- When the bank went to evaluate the loan, which my broker had assured me was already a done deal, it turned out that my income, even with the projected rents from the other 3 units was insufficient to qualify.

Older properties also tend to have insufficient outlets for today's electronic lifestyles, so a rewire would be your opportunity to increase the number of receptacles (and circuits) in bedrooms and living rooms .... modern code will require that things like refrigerators and microwaves in the kitchen have independent circuits and that receptacles close to water (kitchen counters and bathrooms) are GFI protected.

Hi everyone, I realize this is an old thread, but I might have a few (fresher) solutions here.For COMPS:-DuProprio (lets you view houses sold through their service, works best outside of Montreal)-JLR (lets you view properties sold through Centris and some Off-market ones, works better in Montréal)-Le Registre Foncier du Québec (very user UNfriendly, but quite affordable and lots of information)-Mon Prospecteur (VERY user friendly, in addition to including DuProprio's comps function, they pull off-market deals from Le Registre Foncier and present them to you neatly.For RENTS mkt analysis:-Rent-O-Meter (I find, has insufficient data in Mtl) so...
