I'm not sure on the specifics of the particular market you're looking at but I would never pay 100k for something only bringing in $700 n rent.

Just had my termite inspection yesterday here in South Jersey on a fix n flip I have under contract and it shows extensive damage in crawl space to almost every floor joist, sill, etc.

My goal here is to create an end to end project that any part-time buy n hold investor can use to acquire property.
