If a client complains, you can always make a quick call to boost it for the month and then revert back, but I have never had to do that.

I am in PA and yes, it is legal to charge late fees to your tenant regardless of Section 8 subsidies or not, provided the tenant's lease allows for them.

I believe I can do this with the upstairs rented out at $1,650 a month and $1,750 for the main floor unit. 3bed 2bath down and 3bed 1bath up.
